The scope of work for the project included exterior and interior renovation of the 6th floor JLWQA and penthouse, including replacement of windows on rear and side facades, replacement of inner windows on the front facade due to LPC compliance requirements regulations along new windows on the penthouse. A new sun control device and exterior cladding at penthouse were designed. Roof replacement on the 6th floor and penthouse was as well scope of work for this project. Full mechanical, electrical and plumbing (MEP) scope of work was performed, in a complex context of an existing structure, while developing strategies for design implementation that would be feasible and economical for an occupied mixed-use building in the heart of Soho, NY.
Lenka Ilic, RA was retained to develop Design Development and Construction Documentation sets, prepare and coordinate DOB and LPC filing applications, including the schedule of Progress and Special Inspections and Tenant Protection Plan (TPP) applications. She issued Bid Documentation and assisted with reviewing received Bids from prosperous General Contractors and made a recommendation on a Bid award.
The building dates from 1873, classified as a landmark, filing LPC application for bulkhead extension and re-cladding.
The building system is wood framing, where fire stopping details were examined and designed in accordance with the current editions of the IBC and NYC Building Code regulations, while floor and ceiling assemblies were improved to allow for acoustics and thermal comfort improvement. Multiple probes were performed to collect data on the exiting envelope assemblies, and existing Structural and MEP systems and materials.
